This project proposal outlines the construction of temporary housing at a former dredging depot along the Ruimtebaan in Zoetermeer. The temporary units are expected to remain for approximately 15 years, during which time multiple tenants will reside in them. Most tenants will have a temporary status, moving on to permanent housing after a few years, making room for new residents.

Location & Context
Strategic Location for Temporary Housing
The project’s location, near the RandstadRail, is ideal for temporary housing. The site was previously used as a dredging depot, which implies that it has not traditionally been a residential area. This makes it a suitable candidate for temporary use, with a focus on efficient use of space and a flexible infrastructure. The proximity to public transport, particularly the RandstadRail, makes it attractive for residents who may not own a car or prefer to travel by public transport.

Layout
Creating Community Through Thoughtful Architecture
The complex is designed as two separate buildings, each consisting of several blocks connected by galleries. These galleries serve as access routes to the units and provide an efficient division of space. At the front of the buildings, there are two main entrances that provide access to the residential blocks. Between the two buildings lies a communal garden, contributing to a sense of community and social interaction among the residents. The architectural choice to orient the living rooms of the homes toward this garden underscores the aim to create a pleasant and quiet living environment.
Housing Types
The project includes two different types of housing, each designed to meet the diverse needs of temporary residents.
Studios

The first category consists of studio apartments of approximately 28 square meters. These studios are ideal for individuals or first-time renters who need compact living space. On the floor plans, these studios are marked in light pink. Despite their small size, these units provide sufficient space for the basic needs of residents seeking temporary housing.

Permanent Housing

Three-room Apartments

The second category includes three-room apartments of approximately 56 square meters. These larger homes are mainly intended for families or residents who need more space. Therefore, these homes are predominantly placed on the ground floor, where they are easily accessible for families with children or residents with mobility limitations. In cases where these apartments are stacked, the layout is sometimes adjusted to fall below 50 square meters. This is a deliberate choice, as Dutch building regulations do not require balconies for units smaller than 50 square meters.

The building design emphasizes sustainability and functionality while ensuring a comfortable living environment. Flexible, cost-effective construction methods are crucial due to the temporary nature of the housing, with sustainable materials used to minimize maintenance costs. A central communal garden enhances aesthetics and fosters community, positioning living rooms to encourage social interaction and connections among residents.
Mobility and Parking
An important aspect of the project is ensuring sufficient parking facilities for both cars and bicycles, given the modern need for flexible transportation options.
